The 1o1 Residences is an 11-unit luxury condominium that is distinguished by its sense of elegance and simplicity. Designed in a distinct, modernist style by the noted Columbian architect Gabriel Lopez, the building is at once bold—expressed through strong horizontal planes and a meticulously proportioned exterior—while also appropriate to its context on Key Biscayne. Located between Biscayne Bay and the Atlantic Ocean, the small island village is an idyllic sanctuary that has long been recognized for its tranquil sandy beaches and pristine waters. This is reflected in the building’s material palette, which combines concrete and glass with natural wood textures and stone, cultivating an aesthetic that exemplifies tropical modernism.
Perhaps the signature achievement of the 1o1 Residences is the expansive, open floor plans that present themselves without interference from columns or mechanical equipment. Though minimalist in appearance, accomplishing the clean and airy interiors required significant coordination during the design process. Block53 was instrumental in this effort, working to ensure that the architect’s design was recognized and faithfully carried out by the consulting engineers and contractors.
As a luxury building, the 1o1 Residences is equipped with a suite of high-end amenities, including electric car charging stations, air-conditioned personal storage, a gym and yoga room, and a 25-meter rooftop pool. Block53 helped manage the project through to completion and control costs to ensure that the project’s value proposition remained intact. Our involvement from the project’s early stages involved managing the bidding and construction contract negotiation, performing initial cost estimating, construction management and issue resolution, and project performance tracking.
