Taking its inspiration from the shifting sand along the water’s edge, Sabbia Beach is a 72-unit condominium tower whose expansive balconies offer sweeping views of the Atlantic Ocean. The Arquitectonica-designed project includes two- and three-bedroom residences, as well as terrace units and a two-story penthouse. Each of the five main unit types features private or semi-private elevator access. On the ground floor, a boutique lobby with a glissading feature wall draws residents into a resort-style social room and lounge that looks onto the lush, exotic landscaping that surrounds the pool deck. From the pool area, a wooden walkway leads residents to the beach through a tropical dunescape.
As the first beachfront development in Pompano Beach in nearly a decade, Sabbia Beach marks the expansion of luxury oceanfront living into a new, untapped market between Fort Lauderdale and West Palm Beach. Block53 assisted in this ambitious venture by providing comprehensive owner’s representation services in each phase of the project. The oceanfront site presented a number of challenges, including a height restriction imposed by the Federal Aviation Administration (FAA) and regulatory mandates from FEMA based on the site’s hurricane zone rating. These complications held significant entitlement, scheduling, and construction implications. Block53 worked through these issues with the project’s design and legal team, helping secure development rights at the local and state level to enable to the project to proceed on schedule and meet crucial filing deadlines.
