Even in South Beach, an area populated with lively personalities and vibrant spaces, the Vintro Hotel & Kitchen stands out from the crowd. Breathing new vitality into the former Park Lido Hotel, Vintro is fifty-room boutique hotel splashed with a radiant palette and firmly embedded in Miami Beach’s cultural district. Sited alongside the Collins Canal adjacent to the Bass Museum and the Miami City Ballet, the hotel is only a few blocks from the New World Symphony and the Jackie Gleason Theater. Here, cultural experiences extend into the hotel, where guestrooms and common areas are integrated with gallery spaces that exhibit work by local artists. The hotel is at the forefront of a new class of South Beach boutique that is lively, yet distinguished by its sense of refinement. A year after opening its doors, Vintro Hotel & Kitchen was recognized as one of top new hotels in the United States by both TripAdvisor and CNN.

Located in the Collins Park neighborhood, this historic yet neglected structure had suffered years of underperformance and vacancy. As part of the comprehensive restoration and expansion of the hotel, BLOCK53 worked with ownership through every phase of the project—brainstorming the Vintro’s initial concept and defining the hotel’s branding, tailoring a development pro forma to achieve this vision, and determining a longterm strategy for the hotel site. Through this process, development rights for the hotel were procured and strategically allocated to allow additional development density on an adjacent site, where a second phase to the project is forthcoming. Through the entitlements process, BLOCK53 was heavily involved in outreach efforts to secure the support community members and stakeholders, as well as working closely with the Miami Beach Historic Preservation Board on the rehabilitation of key elements to the historic structure.

As the project progressed, BLOCK53 worked with the design team to determine strategic opportunities within the existing building for expansion or repurposing. As a result, the formerly L-shaped building was filled in with new construction, creating space for the dramatic triple-height restaurant space and a rooftop amenity deck with a dipping pool. When surprises arose, as is common during rehabilitation projects, BLOCK53 acted quickly to work with the contractor and architect to devise solutions that could be implemented without delaying progress along the project’s critical path schedule.

Great little hotel with an eye for details, a fantastic atmosphere, and super nice staff! I loved the room and the artwork that is all around.

This is a beautiful hotel that has friendly staff, and really good food. Restaurant ambiance is exquisite, particularly the terrace area outside by the water. Definitely recommend it for someone who is just going out to dinner with friends, or is planning on staying at this beautifully designed boutique hotel.
